About Us auctionWORKS was formed in 1998 by David Scholes to provide real estate auction services to residential and commercial agents across NSW. The company was founded on a commitment of returning the auction system to the way it was and the way it should have remained.
The auction system has evolved over hundreds of years and in Australia particularly, has been the primary method of sale for a huge and diversified range of products. There is no more precise method of valuation than a well conducted and advertised auction campaign. Many organisations adopt other forms of sale but all rely upon recent auction results to formulate their asking price. Unrestricted and open competition set the benchmarks on which all comparisons are formulated.
Auctioneering is far more than describing a property. It is timing, an ability to build immediate rapport with the buyers, a relaxed friendly attitude that makes bidders comfortable, an intimate knowledge of the product being offered and of the current market conditions that apply, a thorough understanding of real estate law and above all else, a hunger to extract the last dollar from the buying public.
A successful auction also depends heavily upon the venue in which it is conducted. We are both on-site and in-rooms specialists so can offer owners flexibility. It is critical to ensure an auction is conducted in an environment that best suits individual properties. Many agencies promote on-site auctions because they do not have the resources to offer an alternative. The problem with this is on-site auctions open a whole raft of external issues that can have a detrimental impact upon the result.
For this reason, auctionWORKS has recently opened the most sophisticated property auction room ever seen in the CBD of Sydney. It is situated on the Mezzanine Level of 50 Margret Street and is utilised every Tuesday morning for commercial property.
From February 2012, auctionWORKS will be the first company to provide inner city and city fringe residential real estate agencies a Wednesday evening venue.
Auctions must cater to the buyers. When you consider the vast majority of bidders for inner city property work in the city, a city evening venue makes so much sense. A buyer can finish work and stroll to 50 Margaret Street, directly opposite Wynyard Station and attend the auction. It is also a prestigious address for owners to showcase their property. There is less stress and more time than on busy Saturdays.
